Construction Phase Services

Construction Monitoring:

  • Mobilize contractors.
  • Coordinate, monitor and manage project team (architect, engineers, contractors, testing and inspection, etc.).
  • Schedule, attend, implement and manage weekly project team progress meetings, and prepare or cause to be prepared and distribute minutes of such meeting in a timely manner.
  • Manage CM/general contractors/prime contractors buy-out and monitoring.
  • Oversee progress monitoring, quality control, testing and inspection consultant management.
  • Establish, track and monitor construction cash flows.
  • Evaluate contractor change order requests and negotiate change orders upon Owner’s approval.
  • Progress payment and contract administration – review all draw requests, bonds, insurance, waivers of lien, etc.
  • Coordination and management of any inspection approval requirements. j. Schedule monitoring and management.
  • Administer and review project cost tracking, projection and reporting system.
  • Prepare and review with Owner project status reports.
  • Oversee architect’s preparation of construction punch lists.
  • Assist contractor in obtaining building Certificates of Occupancy – temporary and permanent.

Contract Administration:

  • Review and monitor construction documents including addenda and bulletins.
  • Monitor shop drawings and submittal review by contractors and architect.
  • Monitor requests for clarification review by architect.
  • Review and approve all field modifications as needed after consultation with Owner.
  • Review and approve all alternative/value engineering review (post-award) as appropriate after consultation with Owner.
  • Monitor compliance with contract provisions and requirements.
  • Assemble operating manual with all warranty-related materials.
  • Provide oversight for the Project development adherence to construction budget and schedule, as set forth in the construction contract.
